Construction System

Multi-purpose J&T River House Block is built of a monolithic ferroconcrete walled and columned structure.

Internal walls between residences

Acoustic partitions between residences are formed by a 300 mm thick sandwich wall complying with STN standard sound insulation.
Partition walls between residences and staircases (corridors) are built of 250 mm thick bricks with enhanced sound insulation properties.

Safety fireproof doors (with fire resistance of EI 30/EW 45-D3) 2,100 mm in height.
Safety class No. 3, an eleven-point locking system, each door mounted in a steel doorframe.

Stone paving and tiling

Flooring finishes are not included in the standard residences amenities.
Thick floor from creed is constructed up to the level taking into account the overall thickness wear layer 25 mm.

BATHROOM ATTACHMENTS AND FITTINGS

Not included in the standard residentail unit amenities.
Cold tap water, hot tap water, and sewer distribution piping as well as the hot heating water circtulation inlets are brought to each residence.

Kitchen unit

Not included in residences amenities.
Distributions of sewerage, cold water, hot utility water and circulation of hot utility water are piped to the residence.
Residence is also equipped with one functional unbranded wall-mounted toilet and one functional unbranded washbasin with inlet of cold and hot water.
The aforementioned toilet and washbasin are connected to sanitary sewerage. The other risers of sanitary sewerage are ended with a blinded branch.
Cold water is supplied by connection piping from a common riser through water meters and closing valves to the residence. One functional toilet and one functional washbasin is connected to the cold water supply in the area of the residence.
       

KITCHEN UNIT

Not included in residences amenities.
Distributions of cold water, hot utility water and circulation of hot utility water are led to the residence area.

WINDOW CONSTRUCTIONS AND GLASS-BLOCK WALLS

Aluminium glassed-in constructions with insulation double-glass divided by thermal bridge.
Neither the colour and size, nor the method of window opening can be changed.
Electrically controlled interior fabric shades are an integral part of residences amenities.

Surface finish of internal walls and ceilings

Not included in the standard residences amenities.

Terraces

The walking part of terraces will utilise wooden grid bangkirai – tropical wood flooring, reference type: iDECK BANGKIRAI.
Irrigation water outlet from terrace.
Irrigation system is not part of the landscaping.

Heating system – PREPARATION OF HOT UTILITY WATER

Every residence has its own boiler station for the central source of heating (gas boiler room) with hot water distribution.
Every residence has an independent heating system with own regulation including thermostat with autonomous temperature control.
Floor convectors without fans with thermoregulation heads or board heating bodies.
Independent preparation of hot utility water in automatic residence station, 150-litre capacity.
Circulation hot water piping is ended at the entrance to the residence.

Ventilation, air-conditioning and cooling

Ventilation piping for the connection of kitchen vent hood with outlet leading to the roof of the building is ended with a back flap in the residence.
Ventilation piping for the ventilation of toilets and bathrooms with outlet leading to the building roof is ended with a back flap in the residence.
Vacuum ventilation of residences is secured by acoustic grids in the façade.
Inlet of cooling water to residence with a temperature gradient 9/12 °C.

HEAVY-CURRENT INSTALLATIONS

Electricity connection to residence via five-core copper cable measuring 5 × 10 mm2.
Switching room with circuit breakers for installed electrical circuits.
Exterior lights on terrace.
Electrically controlled interior fabric shades.

LIGHT-CURRENT INSTALLATIONS

Light current connection to residence by two FTP cables (category 6) and coaxial cable.
Home videophone for the monitoring of building entry connected to reception and to entrance door in reception area.
Without internal distribution around residence.

Parking house

Entry to and exit from the car park and subsequent entry to private parts of the car park is guarded by automatic barriers controlled with touch-free identification card (identical with building entry card).
Each parking place is indicated with a serial number.
Entry from garage to lift and to common staircase is also controlled by touch-free identification card.
Entrances to garages are CCTV-monitored.

Construction System

A multi-purpose RIVER HOUS E residential building is built of a monolithic ferroconcrete wall and columned structure.

Internal walls between apartments

Acoustic partitions between apartments are created by 300 mm thick sandwich wall complying with the sound insulation STN standard.
The partition walls between apartments and staircases /corridors/ are built of 250 mm thick bricks with enhanced sound insulation properties.

Internal partitions

The interior partitions are built of 125 mm thick plasterboard (reference type Knauf W112). The partitions are covered with white abrasion-proof paint.

Main entrance - Safety fireproof doors

Safety fireproof doors (with fire resistance of EI 30/EW 45-D3) 2,100 mm in height.
Safety class No. 3, an eleven-point locking system, each door mounted in a steel doorframe.
Safety overlayed chrome covered door fittings. A wide-angle peephole equipped with a cover and nameplate.

Interior doors

Interior doors with no semi-groove in the solid-stop doorframe made from MD F boards with fine woodgrain finish – high polish, 2,300 mm in height, the fittings made of Paola Nero – R stainless steel.

Stone paving and tiling

Stone pavement and tiling for the bathroom and toilet. Reference type: Brecia sarda marble measuring 20 mm in thickness with a distinct structure in an atypical format covering the full height of the space; the minimum width is 900 mm, with slat-free edges (45 ˚, so-called jolly edges).

Wooden large - sized parquet flooring

Large wooden parquets laid in the living rooms; 15 mm in thickness, the parquets are joint using the Woodloc® proprietary certified system. Reference type: KÄHRS , Genua series provided in four basic variants (two of which offer light and two offering dark finish. A stainless-steel polished L-profile pedestal 70 mm in height.

Attachments and fittings of the bathrooms

Ceramic washbowls – reference type: DURAVIT, Happy D series or 2nd Floor.
Acrylate Caden bath – reference type: DURAVIT, D-code.
Suspension toilet and bidet – reference type: DURAVIT, Happy D series or 2nd Floor.
VIEGA toilet flushing apparatus.
Mixer taps for washbowls, baths, shower cubicles, and bidets – reference type: HANS GRO HE, UNO series.
HANS GRO HE, RAINDANCE shower head.
The shower cubicles are designed as sets consisting of small acrylate baths and a convenient glass shower screen – reference type: DURAVIT washbasin, Starck 3 series, HÜPPE 1002 series shower screen.
A large-sized mirror built in into the stone tiling throughout the width of the washbowl panel, the bottom edge ends above the washbowl mixer tap (the mixer tap being embedded in the stone tiling).
Washbowl panel made of natural stone – reference type: Brown Antic stone 20 mm in thickness, reinforced with a steel frame.
The basic lighting of the bathroom using 2mi ceiling built-in spotlights with usable illumination: 150 lux (2 pieces or 4 pc of spotlights depending on the size of a bathroom).

Kitchen unit

The price of a residential unit includes a special price bonus covering the supply of a kitchen unit and the related kitchen appliances from contracted renowned manufacturers (Bulthaup, Gaggenau). There are special discounts on these products provided by our contractor.

Window structures, glassed walls

Aluminum fully glassed-in structures with insulation double-glass interrupted by a thermal bridge.
Neither the color and size of the windows, nor the method of window opening can be altered.
Each apartment’s standard amenities include remotely controlled interior window blinds.

Surface finish of internal walls and ceilings

Reinforced concrete structures with interior plasters covered with double finish of white abrasion-proof paint. Well finished plasterboard partition walls covered with double finish of white abrasion-proof paint.

Terraces

The walking part of the terraces and loggias are designed using a wooden bangkirai grid – flooring material made of tropical timber – reference type: iDECK BANGKIRAI. Combined with pre-grown grass carpet and/or irrigated pavement, including irrigation water outlet installed on the terrace, Bangkirai will be used on terraces as shown in our sample designs.
The irrigation system is not part of the landscaping.

Heating system – hot tap water and heating water supply

The central source of heat (a gas boiler room) with a hot-water distribution system covering the apartments where each apartment has its own heating station. Each of the residences has its own independently controlled heating system secured by a separate regulation unit. An apartment’s heating system includes, as part of it, a space thermostat with an autonomous temperature control unit.
Floor built-in heat convectors without floor heating system fans with thermoregulation units.
An independent hot tap water and heating water heating system provided by an autonomous automated station containing a 150-liter water tank.
The circulation piping for hot tap water/heating water distribution ends up at each residential unit.
Electrically warmed bathroom floors.
A design-styled stainless-steel ladder-shaped radiator installed in each bathroom.

Ventilation, air-conditioning and cooling

Ventilation piping for the connection of a kitchen vent hood with an outlet leading to the roof of the building, equipped with a back flap installed inside a residential unit.
Forced ventilation of toilets and bathrooms by a fan with shutdown follow-up and a back flap.
Vacuum ventilation of the residential units provided by acoustic grids installed in the building facade.
Cooling water inlet to each residential unit (9/12 ˚C).
Cooling fan-coil units placed in each living room.
Fan-coil outlet grids made of aluminum alloys.
Machine-operated thermostat installed in each living room to allow the setting of a desired temperature level during the cooling process and revolutions of the coller unit.

Heavy-current circuit wiring

Electrical service connection to apartments via five-core copper cables with a dimension of 5C x 10 sq. mm.
In-house private switching station equipped with circuit breakers, current switches and intelligent EI B switches for lighting.
Socket and lighting circuits including sockets and switches; no lights or lamps supplied.
An independent 230 V socket circuit for the refrigerator, washing machine, microwave oven, and the kitchen ventilation hood.
An independent 400 V power circuit for electric cooker.
Separate, independent circuits for heat exchangers serving heating and cooling; all the circuits are designed to include above-standard protection.
Lights in the bathroom and on the terrace (bathroom: two ceiling‑embedded spotlights).
The light-current control circuit passes through all essential control elements, thus fully complying with the EIB standard.
Pre-plumbing for temperature control (heating and cooling) from wall-mounted controls in living rooms equipped with electronic thermostats complying with the EIB standard.

Light-current circuit wiring

Light-current service connection to the apartments over two FTP category-6 cables and a coaxial cable.
In-house intercom system installed at apartments’ entrance doors, connected to the building’s reception desk.
A light-current distributor for each residential unit, distribution throughout a residence reaching each living room containing one 2 × RJ 45 data socket and one TV socket to receive television signal.
Pre-installation for spatial sound distribution in the living room.
Pre-installation for sound distribution in the bathroom.

Parking premises

The entrance and exit driveways to and from the parking premises and also the entrance to private sections of the parking house are protected by automatic bars controlled by contactless identification cards (identical with building entry cards).
Each parking spot is permanently labeled with a serial number.
The entrance from the parking garage to the apartment section’s stairwell is also controlled using contactless identification cards.
The garage’s entrances are monitored by surveillance cameras.
